(February 22, 2016) — William Pitt Sotheby’s International Realty today announced that the firm was involved in the highest residential sales of 2015 in eight towns throughout Litchfield County, and additionally that the firm is currently number one in market share county-wide in both dollar volume and sold units, according to the Connecticut Multiple Listing Service (CTMLS). The record sales were achieved in Bridgewater, Falls Village, Goshen, Kent, New Milford, Roxbury, Sherman and Salisbury.
The company also reported that in 2015 it handled more residential transaction sides over $1 million in Litchfield County than any other firm.
Ira Goldspiel, the top producing William Pitt Sotheby’s International Realty in Litchfield County and one of the top three agents of all brokerages county-wide, stated that the company’s achievements are a result of a number of unique differentiators. “I owe much of my success to the best in class practices that the firm brings to the table. We have the power of a $3.8-billion company behind us with tremendous marketing strength and the best technical tools available to service our clients. On top of that, we have the finest agents, the worldwide renown of the Sotheby’s name and an unbeatable global marketing program.”
The highest sale in Roxbury was listed by Kathryn Clair, a five-bedroom residence on over 14 acres at 41 Bronson Road, selling for $2,700,000. She also represented the buyer in the highest sale in Bridgewater at $4,500,000, a five-bedroom residence at 187 Iron Ore Hill Road. The buyer for that property also purchased an adjoining parcel with Clair for an additional $1,395,000. In Bridgewater, William Pitt Sotheby’s International Realty was involved in six of the eight sales for over $1 million throughout 2015.
“Litchfield County is such an amazing area, appreciated by buyers worldwide for all that it has to offer,” Clair commented. “Our company’s connection to the best real estate network, Sotheby’s International Realty®, allows us to spread the word around the world about our market. I am excited to bring new people to an area as beautiful as ours.”
Sharon McGuire represented the buyer in New Milford’s highest sold property at 121 Indian Trail Road, a four-bedroom residence selling for $1,795,000. “When clients think of luxury real estate, they think of Sotheby’s International Realty,” said McGuire. “They are confident that we will know the luxury real estate market and the value in the market. The very unique property in New Milford is an example of both.”
Irit Granger listed Sherman’s highest sold property at 10 Fox Run, a three-bedroom residence selling for $1,525,000. “Sotheby’s International Realty has a stronger national and international online presence than any other brokerage firm, which is the key to selling all types of homes in all price ranges,” said Granger. “In particular, our exclusive marketing partnerships with The New York Times, The Wall Street Journal, Architectural Digest and more guarantee our clients the broadest possible exposure for their homes. This was pivotal in reaching the targeted buyer pool the property in Sherman warranted.”
Additional record sales in 2015 included the $1,550,000 sale of 45 Richards Road in Kent, with John Harney representing the buyer; the $1,135,000 sale of 177 Under Mountain in Falls Village, handled by Mimi Harson and Susan Rand; the $1,125,000 sale of a 2.8-acre building lot on Washinee Heights Road in Salisbury, handled by Nancy Kahan; and the $1,507,500 sale of 388 East Hyerdale Drive in Goshen, handled by Stephen Drezen and Karen Newton. The Salisbury sale was one of only three land sales over $1 million in all of Litchfield County in 2015, with William Pitt Sotheby’s International Realty handling two of those three sales.
“While we are proud of our number one market share in Litchfield County for 2015, we are now focusing our energy on what 2016 will bring our clients,” said Kristine Newell, regional manager for William Pitt Sotheby’s International Realty’s Litchfield Hills brokerages. “We are helping to set new highs in the local marketplace by utilizing our powerful global media exposure and leveraging the talent of our top real estate agents.
