Litchfield County, Conn. (February 1, 2018) — William Pitt Sotheby’s International Realty today announced that the firm was involved in the highest residential sales of 2017 in eight towns throughout Litchfield County, and additionally that the firm is currently No. 1 in dollar volume, sold units and in sales over $1 million or more, according to SmartMLS. The record sales were achieved in Bethlehem, Cornwall, Goshen, Kent, Litchfield, Morris, Salisbury and Winchester.
Top producing Kent agent, Ira Goldspiel, stated there were many contributing factors to the company’s success in Litchfield County this past year. “I owe much of my success to the best in class practices that the firm brings to the table,” Goldspiel said. “Our management team, support staff and amazing referral network all inspire and push me to work even harder to service my clients. Also, the firm’s position as the luxury real estate brand’s No. 1 affiliate in dollar volume worldwide and our broader regional network have contributed to our noteworthy success.”
The highest sale in Salisbury was listed and sold by Goldspiel, a stunning 12-bedroom residence on 100 acres at 70 Beaver Dam Road, selling for $5,840,000. He also represented the buyer of the highest sale in Cornwall at $4,200,000, a five-bedroom home at 56 Whitcomb Hill Road.
In Litchfield, Washington Depot agent Kathryn Clair represented both sides of the highest recorded sale. Her listing at 130 Chestnut Hill, a four-bedroom residence on over 44 acres sold for $3,800,000. “When clients think of luxury real estate, they think of Sotheby’s International Realty,” said Clair. “They are confident that we will know the luxury real estate market and the value in the market. This very unique property in Litchfield is an example of this sentiment.”
Clair’s Washington Depot colleague Mark Madonna represented the seller in Kent’s highest sale at 17 Straight Road, a four-bedroom home on over 183 acres that sold for $2,800,000. “It was an honor to list a home such as this one, as it resided on some of the most beautiful acreage that was available in Litchfield County,” Madonna said. “Our industry-leading marketing department was able to present this property in the best way possible to attract a buyer. Furthermore, our exclusive marketing partnerships with The New York Times, The Wall Street Journal, Architectural Digest and more guarantee our clients the broadest possible exposure for their homes.”
Additional record sales in 2017 included the $3,400,000 sale of 10 Evans Passway in Morris, with Donna Membrino representing the seller and Kim D’Andrea representing the buyer; the $2,700,000 sale of 89 West Hyerdale Drive in Goshen, where Litchfield agent Karen Newton handled the list side; the $1,250,000 sale of 364 East Wakefield Boulevard in Winchester, which was handled by Jennifer Roller and Christine Doyle; and the $619,000 sale of 63 Carmel Hill Road North in Bethlehem, which was listed with Kent agent Karen Casey.
“We are honored to have such a large part of the market share in Litchfield County in 2017,” said Kristine Newell, brokerage manager for William Pitt Sotheby’s International Realty’s Litchfield Hills brokerages. “We are now turning our attention to servicing our clients’ real estate needs for 2018 by leveraging our brand’s phenomenal global marketing and our highly talented team of agents. Our region is a desirable marketplace for its proximity to New York City along with its relaxed lifestyle, which is hard to find in other areas of Connecticut.”
