Salvaged materials from Hurricane Sandy, cogeneration/geothermal heating and cooling, and spray foam insulation all used by the building firm
Rye, N.Y. – October 21, 2015 – Julia B. Fee Sotheby’s International Realty announced today that the firm has listed three new construction homes designed by Cobble Creek Builders, a custom luxury home building firm based out of Purchase, N.Y, that has a reputation for focusing on the environment in its construction practice. One property contains materials left behind in the wake of Hurricane Sandy, another has a rare cogeneration/geothermal heating and cooling system, and another offers spray foam insulation. Rye agent Kori Sassower represents all three listings.
548 Anderson Hill Road, a Colonial home on a flat plot of land in Purchase, N.Y., has multiple wood trimmed accents created using salvaged materials from Sandy. An example is found in the sun-filled, spacious family room, which has a stone fireplace flanked with these preserved wood accents.
“Sandy took down tens of thousands of trees, a true ecological disaster and a huge loss for the tree scape. Everyone was forced to cut, clear and chip millions of board feet of material just to access their property,” explained Cobble Creek Builders Founder and President Joseph J. Denn. “We were excited by the recycling aspect—the idea of reusing nature instead of seeing it go to waste in a dumpster. So we cut beams and logs from the lumber, and have used the material not only for the Purchase property, but also for scaffolding, form work and shoring for underpinning other projects of ours.”
A humanitarian element also played a significant role in the company acquiring the material. A friend of Denn’s, recently diagnosed with terminal cancer, was having difficulty having downed trees removed from his property as other services were too busy and overtaxed after the storm. Cobble Creek Builders stepped in to help.
The home also offers an eat-in chef’s kitchen, large living room and dining room with an open floor plan. Four bedrooms with their own baths include a master bedroom with a quiet balcony, which provides views of a gunite pool, synthetic turf tennis court, flagstone patio and outdoor stone fireplace. The property is offered at $2,349,000.
Another Cobble Creek Builders property for sale, 14 Rockledge Road will be a new center hall Colonial on 2.5 acres on one of Rye’s most sought after cul-de-sacs. The modern six-bedroom home will include a state-of-the-art cogeneration/geothermal heating and cooling system, an alternate energy source that uses warmth from the earth, where the temperature is a constant 55 degrees. The cogeneration system is extremely rare in Westchester County, and it is rarer still for a builder to take on the cost of incorporating the technology, which allows the home to produce more energy than it consumes and save money for the owner. “This property takes the off the grid concept to another level, between the cogeneration system and the seclusion and peace you feel in a beautiful, off the beaten path setting,” said Denn. The property is offered at $4,995,000.
The third property for sale, 9 Oriole Place, is a recently renovated and expanded Colonial residence on nearly an acre of land in Rye Brooke, N.Y. Environmental features here include spray foam insulation, an alternative to fiberglass, and energy-efficient windows, both of which have the effect of lowering utility costs through better insulation. The 3,251 square-foot contemporary home has an open-concept main floor with dark hardwood floors, thick crown moldings, wide windows, flat panel wainscoting, a fully equipped new kitchen and a neighboring living room with marble fireplace. An in-ground pool with waterfall, expansive covered deck, blue stone patio and sport court complete this amenity-rich property, offered at $1,545,000.
“Cobble Creek Builders was one of the first building firms to bring geothermal heating and cooling to Westchester County back in 2000, and today they remain one of the most forward-thinking builders of luxury new construction in the area,” said Sassower. “I am excited to bring these wonderful, environmentally friendly properties to the market.”
