Owning in a homeowners association is often described as the ultimate “ease of living”—a place that caters to virtually all types of potential buyers, from singles and families to empty-nesters, first-time buyers and more. Westchester County is home to several fabulous communities with access to amenities, convenient services and a wide variety of lifestyles that fit specific needs. Most of all, though, these residential opportunities provide a wonderful, warm place to call home. “It’s easy to meet new friends in common areas such as the pool or playground,” comments Rye agent Kori Sassower, when describing BelleFair, a community of 261 single-family homes in Rye Brook, N.Y., where she currently has a listing for sale. “It automatically creates a tight-knit group of neighbors and friends.”
Located in a quiet cul-de-sac on 3 Vintage Court, the four-bedroom Colonial is in move-in condition, boasting an open concept and an abundance of impressive details throughout including a two-story foyer, hardwood floors, crown moldings, custom closets, a spacious eat-in kitchen and a bright family room perfect for entertaining. The BelleFair community was built in 2000, using plans that take into account all of today’s modern amenities and luxuries, such as open floor plans and large walk-in closet space. There is also a shuttle bus to the train for a stress-free commuting experience. “Development living makes the transition from an apartment in the city into a house much easier,” adds Sassower. “Here at BelleFair, you get the large house with a similar community feel, so it’s a win both ways.” BelleFair offers easy living with an indoor/outdoor pool, indoor basketball court, fitness center, restaurant, playground, day care, party room and more.
Also in Rye Brook, N.Y., The Arbors is a luxury townhouse community with access to the town’s incredible area offerings including boating, beaches, golf and shopping. There is also a pool, tennis courts, paddle tennis, a playground, as well as a clubhouse with an updated gym, locker rooms and sauna on the grounds. Fran Klingenstein, an agent from our Rye office, who currently represents a renovated, three-bedroom townhome here located at 132 Brush Hollow Crescent, describes the community as popular among young families and downsizers. “It is especially attractive for young families because of the many amenities it offers,” says Klingenstein. “I have firsthand experience in the complex. My daughter, her husband and their two little girls live here. The Blind Brook schools are also a real draw.”
Talcott Woods comprises 68 single-family homes, all with a contemporary style. Under its homeowners association, the Rye Brook development maintains lawns and large natural wooded areas, and offers an outdoor swimming pool for residents to enjoy. Rye agent Marcia S. Rogull has been selling residences in homeowner associations for over 27 years. “Community living attracts all different lifestyles,” explains Rogull. She currently represents two Talcott Woods listings located at 12 Talcott Road and 40 Talcott Road, and anticipates many more similar opportunities to hit the market this spring. “It’s the convenience of it—a stress-free environment, where homeowners don’t have to worry about snow removal or exterior upkeep. The community amenities also provide ample opportunities to socialize, adding to an intimate, welcoming and overall comfortable living experience.”
Park Lane Reserve is yet another community of single family homes in Westchester County, encompassing residences of unparalleled quality. The 396-acre neighborhood is located in the town of Harrison, N.Y., and is surrounded by 109 acres of preserved land boasting fields, ponds and brooks for a tranquil, picturesque appeal. “The beautiful homes at Park Lane match their scenic setting,” comments Rye agent Susan Janart, who currently co-lists Park Lane’s 51 Stonewall Circle with fellow agent Linda Darer. Homeowners with residences like this fabulous, five-bedroom brick Colonial, are automatic members of the complex’s homeowners association, benefiting from its high standards and abundance of amenities including a large outdoor pool, banquet-sized entertainment areas and extensive health and fitness facilities.
Located on the same street, 99 Stonewall Circle, a five-bedroom, entertainment-friendly Colonial listed with Rye agent Bonnie Stein, offers spectacular scenic views from every room. Under the homeowners association, no further residences can ever be built to obstruct this private backdrop. “It’s a place where people can enjoy the natural landscape, participate in outdoor activities and benefit from its close proximity to magnificent golf courses and country clubs,” adds Janart. “Park Lane is also not far from the Long Island Sound, and just a short Metro North train ride away from NYC.”
