William Pitt Sotheby’s International Realty Participates in the Highest Sales of 2016 in Nine Litchfield County Towns

Company is once again the top local residential real estate firm in sales volume and sold units

Litchfield County, Conn. (February 1, 2017) — William Pitt Sotheby’s International Realty today announced that the firm was involved in the highest residential sales of 2016 in nine towns throughout Litchfield County, and additionally that the firm is currently number one in market share county-wide in both sold dollar volume and sold units, according to the Connecticut Multiple Listing Service (CTMLS). The record sales were achieved in Barkhamsted, Bridgewater, Cornwall, Goshen, Kent, Morris, New Hartford, Plymouth and Winchester.

The news comes on the heels of the firm’s recent move to a brand-new, renovated office space in Washington Depot. The new location at 6 Green Hill Road provides the company with even better visibility in a highly trafficked area right in the heart of town.

The highest transaction in Bridgewater was the $4,500,000 sale of 300 Rocky Hill, where Washington Depot agent Kathryn Clair brought the buyer. Clair also brought the buyer to the record sale in Bridgewater the previous year at 187 Iron Ore Hill Road, which also sold for $4,500,000.

“I was proud to have the record sale in Bridgewater for two years in a row,” she said. “300 Rocky Hill well deserved that record sale honor, with its fine lakefront, sumptuous grounds and lovingly updated antique home. My clients have been enjoying all of the amenities of the area, and the privacy that this unique property affords.”

Kent agent Ira Goldspiel, the top producing agent at William Pitt Sotheby’s International Realty and one of the top three agents of all brokerages county-wide, participated in three of the record sales. He represented the buyer in the $875,000 sale of 101 Dibble Hill in Cornwall, with Washington Depot agent Sharon McGuire representing the seller; he represented the buyer along with Washington Depot agent Fred Bond in the $1,450,000 sale of 251 Watertown Road in Morris, with Washington Depot agent Rick Distel representing the seller; and he had both sides in the highest 2016 land sale in the town of Winchester, for $1,975,000 on Grantville Road. The highest single family home sale in that town was the $1,070,000 sale of 539 Wheelers Point, listed with Litchfield agent Sue Doyle.

Goldspiel credited the company’s management and support teams for helping him through a strong sales year. “Each year when I think I have plateaued, I break the ceiling. 2016 was no exception as my own business grew significantly over the year before,” Goldspiel stated. “Our management team, support staff and amazing referral network all inspire and push me to work even harder to service my clients. Throughout my career I have always recognized the power of the team approach, and I cannot think of a better team than the one I work with currently at William Pitt Sotheby’s International Realty.”

127 Anderson Road was the highest sale in Kent at $1,900,000, with Washington Depot agents Mark Madonna and Jeff Phillips representing the listing. Madonna and Phillips have already broken that sales record in 2017 with the $2,800,000 sale of 17 Straight Road in January, the highest sale in town since 2013.

“Not only was 127 Anderson Road a record-breaking sale, but we believe that the level of exposure it received, both locally and internationally, resulted in it also being a very fast sale, having gone under contract in about three weeks,” said Madonna. “This is truly a testament to the power of Sotheby’s International Realty’s reach and marketing strength around the globe. This particular property attracted buyers from Los Angeles to France to China, and ultimately sold to a New Yorker.”

Additional record sales in 2016 included the $560,000 sale of 40 Fuller Road in Barkhamsted, listed with Litchfield agent Mary Clancey; the $1,770,000 sale of 162 East Hyerdale in Goshen, handled by Litchfield agents Karen Newton and Stephen Drezen on the list side and Newton on the sell side; the $649,000 sale of 40 Woodland Lane in New Hartford, where Litchfield agent Jennifer Roller had both sides; and the $550,000 sale of 234 Preston Road in Plymouth, where Roller again had both sides.

“We are thrilled to once again participate in a number of record-setting sales in key towns across Litchfield County,” said Kristine Newell, brokerage manager for William Pitt Sotheby’s International Realty’s Litchfield Hills brokerages. “Now our focus is on servicing our clients’ real estate needs for 2017, leveraging our brand’s sophisticated global marketing and our highly talented team of agents. Our region is a highly desirable marketplace for its proximity to New York City along with its relaxed lifestyle and cultural offerings, and one of our goals this year is to maximize the attention it receives through special print, online and social media marketing campaigns.”

Notably, 2016 saw tremendous year over year increases in sales over $1 million, with the $1 to $2 million segment growing by 19% in 2016 versus 2015 according to the CTMLS.
