William Pitt Sotheby’s International Realty Lists Redding’s Largest Approved Subdivision in the Town’s History

49 of a total of 65 acres of land located in the Marchant Woods development of Redding has received town approvals and is set to be split into 11 premier estate land parcels

Redding, Conn. – August 27, 2015 William Pitt Sotheby’s International Realty announced today that the firm has listed the town’s largest approved subdivision of land in Redding’s history. The Marchant Woods Development project consists of 11 premier estate plots of land located on Marchant Road and Chestnut Woods Road in the western part of Redding, Conn.  New Canaan agent Diane Jenkins has the property listings, and will provide detailed parcel maps and prices upon request.

The Marchant Woods subdivision’s final presentation was made to the town of Redding at a public hearing on June 9, 2015. Approvals were obtained on August 25, 2015 for 11 sites to be developed on a total of 49 acres of the 65-acre estate. Each parcel will be at least 2 acres to meet the town requirements. Other considerations and limitations have also been met, which include the newly constructed homes’ setbacks from other existing residences, square-footage of at least 4,500 and three-car garages. By adhering to these considerations and requirements, construction of the subdivision will better maintain and blend these homes with the surrounding topography. This development property is sited in a rural setting complete with extensive acres of woods, pastoral fields, natural fieldstone walls, nearby ponds and other bucolic elements of New England’s countryside. PW Scott Engineering and Architecture P.C. of Brewster, N.Y. is representing Old Stones Estates LLC to take this project through every stage of planning and the subdivision application and approval process.

“This development provides an amazing opportunity for investors, architects or builders to create the entire project at this early stage,” said listing agent Diane Jenkins. “Its recent approval allows the highest and best use of the property and the potential for an extraordinarily beautiful, private and luxurious neighborhood that is in keeping with its natural surroundings in West Redding. I am very excited to be a part of this carefully and beautifully designed project.”
